Contact us—Support policy

In the event that resources within your property management company are not able to resolve an issue, utilize the Yardi Property Record -> Contacts tab. This will show the Principal Real Estate Investors (Principal) contacts that can assist with specific property related questions or issues.

For other questions, please utilize the troubleshooting information in the links below. If you are unable to find a resolution on your own and need further assistance, please complete the GelbGroup Client Portal Link

  • To complete the form, read through all the options and check the appropriate box specific to your request. Add additional information in the Description section to explain your question or issue. Attach any supporting documentation as an attachment (i.e. print screens of what has been entered or any error messages received).
  • Based on the selection made on the form, your request will be routed to the correct support area.

Note: Please do not use the "Contact Us" links in either the header or footer of the Property Management Resource Tool, as this goes directly to the Principal Financial Group’s corporate help desk and will delay a response to you.

Property Management Security Contact Responsibilities

Each property management company will need to assign a representative that will be the point of contact for any Yardi and Aspire access with Principal. This individual will be responsible for:

  • Approving any users that need to be granted access to Yardi and/or Aspire.
  • Submitting the Yardi User Access Workflow to add, update or delete user access.
  • Complying with any audit requests of Principal as it relates to security and active users.
  • Ensure annual system user fees are processed timely.
  • Ensure user id and passwords are not shared amongst their employees.

Yardi and/or Aspire Access

Yardi Voyager is the property management and general ledger system for Principal. The information in the system is considered proprietary information of Owner.

The link to Yardi Voyager is located within YardiOne. Log in credentials will be provided to those users that have submitted a Yardi User Access Workflow, attached a signed Statement of Understanding and are approved by their Property Management Security Contact.

Please note: all Yardi users are automatically granted access to the Aspire, OnBase and the Cash Receipts Provisioning Tool.

This access request form is a workflow which should be filled out and submitted online. In addition to this form, a Confidentiality Agreement (aka Statement of Understanding) should be read, signed and attached to the Yardi User Access Workflow.

YardiOne security setup and account recovery information

Password Security: When user access is provisioned, the user will receive a communication which contains a unique, time sensitive, one-time use link to set up credentials. While the link is time-sensitive, the activation process provides a self-service mechanism to request a new email if the link has expired. Follow the instructions to verify user information, set up a username, password and customer service questions. The user service questions are important so that a user can obtain assistance with resetting their password, if needed. Upon completion of this process, users will receive an Account Activated confirmation message and a link to log in.

Account recovery: Account recovery is a self-service “Forgot your username or Password” tool linked from the Principal login screens. Users will need to select “I do business with Principal” and then Property Management as the Role. The account recovery process first identifies the user via identifying information previously established. The user is then challenged with a one-time passcode. After completing the challenge, the username is provided, and the user is given the opportunity to reset their password or to login.

If the user is unable to recover their password in this method, then user will need to submit a support ticket via the Contact Us form Gelbgroup Client Portal link above.

If you have questions specific to accounts payable, commercial management, or general ledger, there are several manuals user guides published in Aspire. Access to this site will require that you have previously requested access to YardiOne+Aspire or Aspire Only access.
